  • 1. What does my warranty cover?

    Your warranty provides coverage for site work; concrete; masonry; carpentry; thermal and moisture protection; doors and windows; finishes including flooring, drywall and paint; fireplaces; cabinets; plumbing including components and water supply; heating and air conditioning; electrical including components and electrical supply.

    2. How long is my warranty?

    One year: Defects in materials and workmanship.

    Two years: Failure of electrical system to carry designed circuit loads; plumbing leaks, failure of water supply system to deliver water, low water pressure; HVAC refrigerant leaks or ductwork separations.

    Ten years: Structural Defects

    3. How do I request service?

    You may request service by completing our online Warranty Request Form or you may complete a Homeowner's Request for Service form, included in your Homeowners Manual, and fax it to our Customer Service Department at (925) 498-0601.

    Please note that all requests for service must be in writing, or electronic using the above link.

    4. When will service be performed?

    Upon receipt of a written or electronic request for service, we will have the appropriate subcontractor contact you to arrange for service. You should expect to have warranted repairs completed within two weeks of our receipt of your request for service. Some items may take longer to remedy, as in the case of replacement parts that need to be ordered. In some cases, a representative of our Customer Service Department may need to inspect an item to determine the appropriate service response.

    5. Is my specific item covered?

    For coverage of specific items, please refer to your Home Buyers Warranty Booklet, which details specific deficiencies, standards, exclusions, as well as our specific responsibilities for each item. If you have any question about whether or not an item is covered, you may send us a Request for Service describing the item; we will contact you regarding a remedy, or we may ask for an appointment to inspect the item.

    6. What happens to the warranty if I sell my house?

    The Homebuyers Warranty automatically transfers fully to each successor in title to the home.
